===== Agenda Item 1 =====

(Kate) approve behavior contracts for Pickles, Gabe, and Leo

Cory: I wrote up new templates for our behavior contracts for people to sign, which we should have been doing all along. They’ll need to sign off on these agreements. In short: we found you broke your lease, you are agreeing to the following new rules. In return, we will not file for eviction. If you breach this agreement, we are entitled to seek eviction. If you do not agree, you can reach out to the board or operations manager to negotiate an appeal to your member review or negotiate other changes.

===== New business =====

Gardenia: I’m planning a co-op tea party. Date still vague, but I’m collaborating with people to make a tea menu. I have a lot of tea and I would love to share. Stuff is really bad, and we should do something nice.

Maintenance: The right dryer coin counter is busted and needs replacement. We can order another one or two.
