Stormie: had to go in person to file the eviction for fred, and got more insight about e-filing. Eviction has been filed and a court date has been set for August 27th, and a CHEA rep must be present, i will try to get the day off. Additionally, Nasco is in a really tight spot: two of the peach properties haven't sold. NASCO was able to negotiate a deferment until November, but will still need to pay Nov payment on top of deferred payments. There will be a discussion to overturn ruling around 3rd Peach property being sold to a non-mission aligned organization, as one wants to buy for around a million dollars. However, a deal needs to be made with cash in the bank by the time the loan payments are due in November. there are properties up for collateral on the loan, though it's unclear which properties are collateral.

Bernard: how badly would it affect us if the loan payment doesn't go through?

Stormie: it's unclear exactly how it would affect us, if we don't know which properties are collateral.

David: if NASCO defaulted on loan payment, it would affect credit, interest, and trickle all the way down to increasing our rents in the decades to come.

Stormie: i do want to encourage people not to be too harsh on maggie, as she is new to her position, and has been going unpaid since march, she has a lot on her plate.

David: Both Daniel Miller and Maggie have been unpaid since march, but what is the criticism of maggie exactly?

Stormie: mostly misguided frustration towards one person for things outside of their control that theyve never done before during an unprecedented time in NP History.

David: working with a welder for a hopefully reasonable rate to do maintenance on the stairs, especially as they undergo wear and tear. we can let NP know that we will be deducting the cost of stair maintenance from our September payment, because this is a really important safety thing. i also ask that folks be accommodating to the welder so we can get this done.

Stormie: given the current state of our and NP's finances, i am worried we can't afford any big expenditures, especially when we cant afford to foot the bill ourselves and NP cant afford to reimburse us.

David: i can double check to see if this would be a lynchpin financially, but i think this is a pressing issue and needs to be taken care of.

Stormie: i think we should discuss this as a house, we just spent money to fix stairs that we havent seen back, and we are getting low on reserves.

David: I've discussed with Maggie why this is important, but i dont want to tell you what to do. it could be a liability.

Bernard: two things i want to ask, first is fire code safety.

Stormie: we just passed a full fire code inspection.

Bernard: okay, i am just worried about the second floor people using these stairs.

Beryl: they have broken twice recently.

multiple people asked about if David's proposal is a permanent solution

David: it would cost around $60k to replace the entire stairs, which would be more permanent.

Russ: is it possible to know what the exact price estimate so we can have a clearer sense of what the cost would be?

David: it would be between 3.5-6k.

Paul: is it your opinion that it would extend the lifespan of the stairs?

David: it would for at least another 10-20 years.

Russ: i've felt instability in the top stair on the left side.
Paul: for future reference announcements are time limited to 5 minutes.

Beryl: i saw a green hummingbird today!

Russ: i see these two doves that flytter by in the courtyard in the mornings.

Stormie: i am not opposed to getting an estimate by any means, i just want us to be able to take time to decide before spending that much money right now.
Tif: Phil keeps the lawnmower in the living room, and it smells. is there somewhere else we can keep it?
Stormie: normally it's kept in the side area of the commons
Don: keeping gas cans and the lawnmower and stuff all in the same room is a fire hazard.

Bernard: its also a health code violation, you can get really sick.
Phil raised a concern about feeling like grounds labor isnt being done.
Dwain: Fred is no longer living in the unit. he is in rehab, all his stuff is gone, and he didnt leave a key.

Stormie: i need to check if we can even proceed with the eviction because he is in a treatment facility, it may depend on when he checked in and when the eviction was filed.

discussion is had about the nature of whether the eviction can go through.

Stormie: we still have to wait for the eviction court proceeding to happen because we cant change the locks.

Lorenzo: if he didnt ever pay anything, how is this set up?

Stormie: he didn't pay, but he did sign a lease, which shouldnt have happened.

Beryl: im frustrated because i told him several times to pay it, i told him how much he needed.

Bernard: we all learn things.

Stormie: we gave him every chance he could, we were flexible with timelines, we tried to accommodate him, and did what we could to help while still trying to get the money he owed us. even at the meeting right before his notice expired he told us he wasnt going to have it the day the notice expired, but would have it the next day. our only option to get him to pay was the process we are in now.

Stormie: can we write this off as bad debt?

David: you could, it might be covered by vacancy reserve?

Stormie: it would only be vacancy reserve if the room was vacant.

Beryl: any other new business?
