Agenda Item 1

(Cayla) Announce my departure and request to wave contract break for move out for the end of this month

Cayla: Yeah, I’m moving out. I wasn’t sure on the timeframe until this weekend. I’d like to get my contract break fee waived. I know removal normally requires 30 days notice. I’m going to miss all of you.

Point of information: We’ll miss you too!

Contract break fee request passes.

Agenda Item 2

(Stormie) Discuss email sent by Tracy Fuller regarding his move out plan and a new notice to vacate.

Stormie: There was a behavior contract violation that had a notice to vacate posted, effective today, the 15th. He just recently sent an email about vacating the room within 30 days. He says he’s moving to Dallas. He’s requesting an extension.

Point of information: I believe we could just hold off the formal eviction filing if we want to. We don’t have to tell him.

Point of information: He doesn’t have the money to move out at the moment, but he has a place to go that he wants to go to. I don’t think he’s trying to bully his way into staying longer, he just has extenuating circumstances. He doesn’t seem to want to stay here.

Clarifying question: If we delay the filing, would we forfeit the notice to vacate? I want to file anyway, because I don’t trust Tracy.

POI: I’ve also heard from him he has a place to stay. It’s better if we can get him out easily.

POI: I’ve seen Tracy repeatedly say things will work for him only to renege at the last moment. I’m worried that will happen again. Tracy has always been able to bring this request for a delay to the house, and he’s waited to until the last minute again. He’s been under the notice for 30 days already. I also want to file for evictions now.

POI: It sucks doing evictions during the holidays, for both human and court date/time issues. We should begin that process soon.

POI: I also worry about accidentally forfeiting the notice to vacate. I don’t know how much long that would take; that would maybe be advice from a lawyer.

POI: If we don’t reckon there’s a high chance of him following through, and there’s a fair bit of disagreement on that, and cost is a concern, we should probably file soon so we can get that room rented again.

POI: Once we file the court will set a date for court and then final move-out, at which point they’ll send constables. That timeframe is longer than what he’s asking for. He has strung us along so many times that I can’t see the usefulness of an extension. Spend the money, go to court.

POI: We’ve spent a lot of time, money, and resources on Tracy. He’s not paying rent and he didn’t follow up on other responsibilities. I think we need to move forward with the eviction.

New business

Joshua: I want to talk to people about how to house my big electric bike. Next week.

Lorenzo: I want to buy a bug zapper to use in the courtyard.

Bernard: I want to know if I can have two people as guests before they come in as members.

POI: Our guest policy is 14 days. They won’t be able to move stuff in.

CQ: When do you want to move in?



Prospectives: Next week. We have very few things. We’d be able to pay the deposit in a week and sign a contract then.

POI: We can put the prorated rent on a payment plan if necessary.

Logan for events: A local band contacted Nynka and wants to do a show here. They’re called the Yardsales - chill indie-rock. Nynka’s going to schedule something with them, and will send an email.

Clarifying question: Maybe we could charge money for events like this?

Joshua: They could just pay ME.

Len: Cheese-balls & carrot cake to celebrate our wedding - Stormie & Len - next week!
